Northlake Data Center

The Koman Group partnered with St. Louis-based Ascent Corporation to develop Northlake in 2008, attempting to capitalize on what has become a significant — and growing — supply and demand gap for data center space. The Koman Group had previously worked with Ascent on CityPlace for technology and infrastructure buildout. Ascent specializes in data center engineering, development and management, helping The Koman Group deliver one of the nation’s first scalable, container-based data centers.

The Koman Group and Ascent managed the development of one of the world’s largest private substations, and The Koman Group led development efforts, including zoning, infrastructure, site and shell. The tenant buildout was constructed directly for Microsoft by Turner Construction. The container-based methodology has become the latest trend in data center construction, with Northlake drawing attention from publications such as Forbes and The Economist.

Northlake is a 706,000 square foot data center facility (400,000 square feet raised floor) located on 16 acres in Chicago’s O’Hare submarket. The building can deliver 120 megawatts of power (150 watts psf), making it one of the most powerful in the country. The Koman Group divested the asset in 2009.
