The Koman Group has been developing best in class assets for over 25 years. Though our reputation has been forged on class A office development, we have delivered data center and mixed use assets recognized for both their scale and complication. Toward that end, we specialize in and seek out projects featuring regional and national incentive packages, including tax abatement and tax increment financing-based solutions. Such public involvement requires a dedication to the communities in which we develop. The Koman Group considers municipal and regional stakeholders our partners, fostering a collaborative approach to pre-development and project delivery.
The Koman Group seeks a mixture of uses not only within our portfolio, but within our individual development projects as well. Hedging product type risk, mixed use development provides sustainability that contributes to a strong tenant base. The Koman Group has relied on this model in developing the CityPlace Campus in Creve Coeur, Missouri, managing its 1.2 million square feet of office and retail space to 95% occupancy. Koman’s latest development project, Centene Plaza, is a 485,000 square foot corporate office center that very much relies on its public spaces and retail suites in marketing to office tenants. At 70% pre-leased and with a growing list of prospective tenants, Centene Plaza will be a welcome addition to the Koman mixed use portfolio when brought to market in July 2010.
The Koman Group is presently seeking new development opportunities within mixed use, office, retail and data center spaces. Generally operating as lead developer, we have partnered in both pro rata and preferred positions, and look forward to creatively structuring new partnerships in the future.
